Land East of Whitchurch comprises c. 75 ha and is located to the east of Whitchurch Village in Bath & North East Somerset (B&NES).
Through its emerging Local Plan, B&NES must plan for a substantial number of new homes over the next 18 years. Land East of Whitchurch has been identified by the Council as a key potential allocation, with the site acknowledged as a deliverable opportunity to help meet a proportion of this requirement.
As well as helping to accommodate a proportion of the homes that need to be delivered, in a highly sustainable location, we believe it is an opportunity to create a new mixed-use neighbourhood in a highly sustainable location, that is carefully designed to become an integrated and cohesive part of Whitchurch Village and that will provide meaningful benefits for the entire community – both existing and future residents. As well as c.1,000 high-quality homes with a variety of house types, sizes and tenures (including affordable homes), over half of the site would become public and community spaces, with a primary school, a new village hub and generous and sizeable green spaces for the community to enjoy and that would secure meaningful nature, ecological and biodiversity enhancements.
With B&NES having been faced with a number of challenges that have impacted on its ability to progress the preparation of its new Local Plan, we have accumulated and developed a substantial, detailed and robust suite of technical evidence demonstrating the site’s suitability and informing the emerging proposals and masterplan. The submission of an outline planning application will give an opportunity for our evidence base to be properly tested and will support our ongoing engagement with key stakeholders, including the local community to help shape and refine the final scheme proposals before a decision is made by the Council and by the Inspector who is expected to independently examine the Council’s Local Plan during 2027.
