Barwood Land promoted the emerging site allocation through the Local Plan Examination in Public. The Epping Forest District Local Plan 2011 to 2033 was adopted by the Council on 6 March 2023.
The South Epping Masterplan Area (SEMPA) is a 40 hectare site allocated for a minimum of 450 dwellings in the adopted Local Plan, and is being promoted by the South Epping Consortium. The Consortium has prepared a Strategic Framework Masterplan which has been endorsed by the Council. Barwood Land will be submitting an outline planning application for up to 270 homes in 2025.
