Dallington Gateway North, West Northamptonshire
Dallington Gateway North is located north of York Way, on the northern edge of Northampton and in the former Daventry local authority area of West Northamptonshire Council.
Having secured the site via a Promotion Agreement with the landowners, Barwood Land prepared and submitted an outline planning application in December 2024. With a focus on a design to reflect its gateway location between Northampton and the traditional rural area of west Northmaptonshire beyond, it will support the delivery of 100 new homes (both market and affordable) together with formalising and creating new footpath connections into Harlestone Firs for the local community to enjoy.
Despite having no technical objections and a strong officer recommendation for the application to be approved, the Council’s planning committee resolved to refuse the application in October 2025, based on a single reason relating to its location within a designated ‘green wedge’. An appeal against that decision has been lodged with the Planning Inspectorate and an independent planning inspector will now make the final decision, which is expected in summer 2026.
Barwood Land also continues to promote the site through the Council’s new emerging Local Plan process and has now recently been identified by the Council in its emerging new Local Plan as a residential site allocation for 100 homes.
If successful in the appeal, Barwood Land expects to complete the formal marketing and sale of the site this year.
