Broom Leys Farm, Coalville

Broom Leys Farm comprises 14.16 hectares to the east of the A511 Stephenson Way and north of Broom Leys Road.  The site is well contained by the existing settlement and is sustainably located close to Coalville town centre and other key services, including schools, a health centre, shops and both formal and informal recreation facilities.

The site currently forms part of an Area of Separation between Coalville and Whitwick in the adopted Local Plan but North West Leicestershire District Council recently concluded it will be necessary to allocate land in the Area of Separation to ensure they can meet their future housing need and this site has been removed and proposed as a draft allocation for residential development of 266 homes in the draft North West Leicestershire Local Plan 2020-2030.

We will continue to promote and support this draft allocation through the preparation of the Local Plan and seek to maximise development potential with the submission of an outline planning application at the earliest opportunity.
