Wharf Farm, Rugby

Wharf Farm is a 40 acre greenfield site located in Rugby Borough. It forms part of a wider allocation (the Rugby Radio Mast Site now known as Houlton), which was granted planning permission in 2014, for 6,400 homes.

Barwood Land entered into an agreement with the owners in 2015 and detailed consultation was undertaken with the local authority in order to develop a scheme that it was satisfied continues to align with their vision and priorities for the wider urban extension but was capable of independent delivery.

A hybrid planning application for 380 homes (88 in detail) and a local centre was submitted in January 2016 alongside a viability appraisal that showed that the scheme was unable to support a policy compliant level of affordable housing (35%). The council granted consent in July 2017 based on the scheme providing 10.8% of the dwellings as affordable housing.

The site was marketed by Howkins & Harrison and following an informal tender process Bellway was selected to purchase the land. An unconditional sale was concluded in December 2017.
